It replaces the paper rent ledger (khata) with automatic monthly invoices, photo-proof bKash and Nagad payment tracking, and a live ledger of dues — free for tenants, and free for owners up to 4 tenants.

Is BharaKhata really free?

The app is free to start, and tenants never pay — ever. The owner pays a small per-door fee as they grow, and even that's free up to 4 tenants. One buyer per building; the whole building joins free.

How do you verify tenants?

Through a four-tier trust badge — Bronze (phone) → Silver (NID) → Gold (live selfie) → Platinum (police clearance). Verification and badges are rolling out over the next 6–12 months; the ledger and payments are fully live today.

Do I need to be technical to use it?

No. The whole app is in Bangla (and English), sign-in is a one-time SMS code with no passwords, and setup is three steps. Caretakers use it daily with zero training.

Sign-in is passwordless phone-OTP, every payment is logged with photo proof, and the record is yours — export your full ledger as CSV anytime.

Is it available on iPhone?

Android is live on Google Play today. The iOS app is on our roadmap.

Does it file the police (DMP) form automatically?

Automatic DMP house-information filing and police-clearance checks are on our 6–12 month roadmap. We label what's live versus what's coming, on purpose.

1. Our promise

We collect the minimum data the app needs to work, use it only to run the rent-management service for you, keep it encrypted, and never sell it. We do not run ads and we do not share your data with advertisers or data brokers.

2. What we use your data for

Running your account — signing you in by phone OTP and showing your buildings, leases, invoices, and messages.
Generating invoices — automatically creating monthly bills from the lease terms you enter.
Recording payments — storing the amount, method, and proof image you submit so owner and tenant share one record.
Notifications — sending reminders and alerts by push and SMS (and WhatsApp if your owner enabled it).
Identity verification — letting an owner verify a tenant’s NID during onboarding. NID images are encrypted at rest.
Reliability — using crash logs and basic device info to fix bugs.
Legal compliance — meeting tax, regulatory, and lawful-order obligations in Bangladesh.

3. What we never do

We never sell your personal data.
We never use your data for third-party advertising or ad profiling.
We never share it with data brokers.
We never read your contacts, call log, precise location, or microphone.

4. Automated processing

The only automation is rule-based: invoices are generated on the date you choose, and reminders are scheduled around due dates. There is no automated decision-making that produces legal effects about you, and no behavioural profiling.

5. Who helps us process data

We rely on a small set of trusted processors, each limited to what they need:

Supabase — database and authentication (AWS Tokyo).
Cloudflare R2 — encrypted file storage for photos and PDFs.
Google Firebase Cloud Messaging — push notification delivery.
bdbulksms.net — SMS (OTP and reminders).
Meta WhatsApp Business — optional WhatsApp messages.

6. Your controls

Access & export — request a copy of your data.
Correct — edit your profile in Settings.
Delete — Settings → Account → Delete; personal data removed within 30 days, except records we must keep by law.
Channels — turn SMS, push, or WhatsApp on or off in Settings → Notifications.

7. How long we keep it

We keep data while your account is active. After you close it, we delete personal data within 24 months, except items we must retain for tax or regulatory reasons (up to 7 years). NID images are deleted 24 months after the lease ends. See the Privacy Policy for the full retention table.
