Jamanat (rent advance) explained

Jamanat (also called salami) is the security advance a tenant pays at move-in, on top of monthly rent. It protects the landlord against unpaid dues or damage and is typically returned, minus any deductions, when the tenant leaves. Tracking it cleanly is what makes a move-out dispute-free.

Why it gets messy

Months or years later, when a tenant moves out, both sides try to remember how much advance was paid and what's owed. Without a record, it becomes a negotiation — and a source of bad blood.

How BharaKhata keeps it clean

BharaKhata records the advance against each tenant's ledger from day one, alongside every rent payment and due. At move-out, the balance is already calculated — what was paid, what's owed, and what should be returned — with photo proof on every transaction.
